Following the conclusion of the real estate multi-parcel auction, we will be offering 7,995 Calf-Tel Elevated Calf System (ECS) hutches in a multi-lot auction.  Each hutch will sell with two plastic buckets and some hutches will include wooden platforms that accommodate two hutches per platform.  Terms and conditions for the calf hutch auction will be available on auction day.  Full payment for all hutch purchases is due at the close of the auction.

On auction day, at the conclusion of the real estate auction, we will offer roughly 7,995 Calf-Tel ECS Hutches in lots of 500 units each. These lots will be sold in a "High Bidder's Choice" manner, giving a high bidder to purchase one lot, multiple lots, or the entire inventory. Bidding will be on a per hutch unit.  A 10% Buyer's Premium will apply. Full auction terms will be available on auction day, and full payment is due at the conclusion of the sale.

TRACT 1 - 265± ACRES IRRIGATED FARMLAND

 

Tract 1 offers great opportunity for farmers and cowmen, alike.  Roughly 265 acres of prime irrigated farmland includes two mid-to-late 1970's Valley Center Pivot Sprinklers, fed by up to six wells.  This tract offers roughly 215 acres under irrigation.  A gathering pen located between the circles features roughly 285 feet of bunk space.

TRACT 2 - CALF RANCH FACILITY ON 114± ACRES

Tract 2 offers endless opportunity.  This parcel features roughly 31,825 feet of calf hutch capacity with frost-free water hydrants throughout.  The yard also includes 30 shaded feeding pens with roughly 3,050 linear feet of bunk space and an additional 57 feeding pens with approximately 2,950 linear feet of bunk space.  Each pen has access to a continuous flow water tank.  And this yard has room to grow with roughly 12 acres of space to expand the facility to the west.

TRACT 4 - FEEDYARD ON 72± ACRES

 

This feedyard operation is situated on roughly 72 acres and permitted for up to 20,000 head.  The yard includes 52 pipe pens of varying sizes with overhead metal sun shades and roughly 3,510 linear feet of concrete bunk space.  An additional 50 feeding pens include roughly 3,640 linear feet of concrete bunk. All pens have access to continuous flow water tanks, and the pens drain to one of two retention control structures along the southern edge of the yard.

The yard includes a load out and processing area, a 70' in-ground scale, an additional cattle scales and scale house, 20,000-gallon water storage tank, and feedyard office.  Both the hospital and processing areas feature hydraulic chutes.  The property includes one 5-stall horse barn and a 10-stall horse barn with tack and feed rooms, and one 48' x 48' machine shop with sliding doors.  There is a approximately 70' diameter round-pen and a 312' x 142' lighted roping arena.

 

The feed mill on the property includes 7 concrete commodity storage bays, liquid ingredient storage, and recessed feed-truck loading area.  The property has a silage pit that measures roughly 106' wide by 486' by 20' deep.

TRACT 5 - 239± ACRES IRRIGATED FARMLAND

 

Tract 5 includes roughly 239 acres of irrigated farmland immediately south of the Tract 4 feedyard property.  This parcel includes two center pivot sprinklers. One is a 1,280' Reinke with roughly 118 acres under irrigation.  The second is a 1,260' Zimmatic unit with roughly 73 acres under irrigation.  Tract 5 includes 2 existing wells and shares two fence-row water tanks with Tract 6 to the south.

 

This tract is bordered along its eastern boundary by County Road 518 and along the west by County Road 518.

TRACT 6 - 466± ACRES IRRIGATED FARMLAND

 

Tract 6 is the largest irrigated farmland tract in the auction and the southernmost portion of the property, totaling roughly 466 acres.  This parcel includes three Valley Center Pivot Sprinklers.  The pivot on the easternmost circle is a late 1970's model measuring 1,290'.  The middle and westernmost circles have newer model Valleys, each measuring 1,320'. Between the three circles, Tract 6 has an estimated 371 acres under irrigation.

 

This tract is bordered along its eastern boundary by County Road 518.
